Mid-Way Switch
You can have multiple reasons why you want to change. If you find another agent with the qualities you wish your current agent has, then that could be a good reason. No matter what, there will be some form of conflict, but you can make it easier.
As long as you’re not signed to any agreement, you are free to switch or leave any time. No agent owns you or has any claims on you. However, if you do want to change but have already signed an agreement, here’s what you can do.
1 – Read the Contract
If you’ve already signed an agreement, read your contract very carefully, and look for a cancellation clause. This clause will allow you to leave even before the deal expires. Terms and conditions may also be applied if you want to end the contract early.
Here’s an example: The contract may state that you can exit it at a specific time. When you exit, both you and the agent must write out their duties and any errors against each other. Otherwise, you can write down any issues you’ve faced working with the agent and relate it to the contract if you want to stop working with the broker. If the contract supports either argument, either party can end the deal there. The right to terminate will be clear and concise.
In general, a letter of termination should be enough to stop working with your real estate agent. Again, check your contract, and make sure that your message is signed as well to prove that your exit is genuine.
2 – Be Diplomatic
Even if you angrily list out all your issues against the agent, write it down professionally, and acknowledge that your needs weren’t met. Any right-minded agent will agree that it is best that you both part ways, especially when the problems have been noticeable for some time. Be honest, straightforward, and maintain the spirit of friendliness. Who knows, you might be working together again for something else.
An excellent agent can even suggest other agents that might fit your criteria. If the agent is part of a firm, you can ask to continue working with the firm, only that you want to work with a different agent. If you’re parting on good terms, you can ask for their colleagues. This way, you keep your relationship with the whole firm. However, if you don’t want to get specific, thank the agent and tell them that you chose a new agent.
3 – Write a Letter
After informing your agent that you want to end the contract, write a letter. This letter will protect you from paying any commission if a problem comes up after the termination. In the letter, write why you want to end the contract. This will make sure that the agent won’t continue looking for properties for you.
